Reliable Boiler Installation & Replacement in Bath

Bath’s honey-coloured Georgian terraces, Victorian villas and steep hillside streets shape almost every boiler installation we carry out across BA1 and BA2. Many homes in Larkhall, Widcombe and Combe Down have boilers in basements or narrow kitchens, so we survey flue routes and access first and avoid costly relocations.

Bath is a UNESCO World Heritage Site, and much of the city centre is listed or within a conservation area, so flue positions on front and side walls are heavily restricted. We plan discreet rear or roof terminals, check consent requirements early and keep the work sympathetic to your building’s character and history.

Whether you’re replacing an old boiler in a Larkhall terrace, a Widcombe townhouse or an Oldfield Park family home, our Gas Safe engineers flush the system, fit a magnetic filter and register the warranty, so your new Bath boiler runs efficiently from day one.

Why Replace Your Old Boiler in Bath

Many of the boilers we replace in Bath are 12 to 15 years old or more, fitted when Georgian houses were converted to flats and left alone since.

Solid Bath stone walls and tall single-glazed sash windows lose heat quickly, so an inefficient boiler burns far more gas to keep rooms comfortable through damp winters.

Wessex Water supplies very hard limestone water, and limescale is one of the most common reasons older boilers in BA1 and BA2 fail, a call-out we attend often.

Basement and lower-ground-floor kitchens in Georgian townhouses often have limited ventilation and long pipe runs, so we check flue routes, gas supply and drainage carefully on every installation.

Many older Bath terraces and townhouses still use regular boilers with loft tanks that can freeze or leak in cold snaps. Switching to a combi removes those tanks, frees up valuable cupboard space and gives instant hot water whenever you turn on the tap.

Upgrading to a new A-rated boiler lowers your bills, adds smart heating controls and brings a manufacturer warranty of up to 12 years, so Bath homes see fewer breakdowns.

How Much Does a New Boiler Cost in Bath?

In Bath, a like-for-like combi replacement usually costs between £1,800 and £3,500 fully installed, depending on the brand and output. This covers most terraces and flats in Larkhall, Widcombe and Oldfield Park, where the new boiler stays in the same position.

For a system or regular boiler, found in larger townhouses and villas in Lansdown, Bathwick and Combe Down, expect around £2,200 to £4,000, particularly if the cylinder or loft tank also needs replacing.

Converting from a tank-fed system to a combi, removing a back boiler or working in a listed Georgian townhouse with restricted access typically costs £3,000 to £5,000. EazyHeat provides a fixed, itemised quote before any work begins.

Every Bath quote is broken down line by line, covering the boiler, flue, controls, labour and commissioning, so you know exactly what you are paying for and the price agreed before work begins is the price you pay at completion.

Choosing the Right Boiler When Replacing Your Old Gas Boiler in Bath

When it comes to replacing an existing gas boiler, you have several options depending on your home, lifestyle, and budget in Bath.

Combination Boilers (Combi) Bath

  • Heat your central heating and hot water directly from one compact unit.
  • No separate hot water cylinder needed.
  • Best suited to Larkhall or Twerton terraces and households with one bathroom.
  • Highly energy-efficient, with minimal heat loss.

Ideal for: compact terraces, flats and small to medium homes in areas like Twerton and Oldfield Park.

System Boilers Bath

  • Take water directly from the mains and store it in a hot water cylinder.
  • Provide a constant supply of hot water to multiple taps at once.
  • More suited to larger Lansdown or Bathwick homes with higher hot water demand.

Ideal for: Families with multiple bathrooms in larger BA1 and BA2 homes and households with heavy daily hot water use.

Regular Boilers (Conventional) Bath

  • Also known as traditional or heat-only boilers, still common in older Bath townhouses and terraces.
  • Use a separate hot water cylinder and cold water storage tanks, typically in the loft space.
  • Best for homes with an existing tank-fed setup in Combe Down or Widcombe.

Ideal for: Larger Georgian townhouses in BA1 or BA2 already configured for a regular boiler, or with high hot water needs.

Boiler Installation FAQs

Like-for-like boiler replacement in a listed home often needs no consent, but new flue holes, external terminals or altered chimneys usually do. We check your property’s status, suggest discreet routes and help you contact Bath and North East Somerset Council before work starts.

Yes. Many Georgian townhouses have basement or lower-ground kitchens with long pipe runs. We check ventilation, flue routes, condensate drainage and gas supply, then choose a boiler and route that meet Part J and building regulations while protecting original features and keeping disruption low.

Bath’s very hard limestone water leaves limescale on heat exchangers and pipework, which reduces efficiency and shortens boiler life. We flush the system, fit a magnetic filter and can add scale protection. Annual servicing protects your manufacturer warranty.

A like-for-like combi swap in a typical Bath terrace or townhouse takes 4 to 6 hours. Removing a back boiler or converting a Georgian townhouse from a regular system usually takes a full day, occasionally running into the next morning for commissioning. We tidy up fully and explain your new controls before we leave.

Alongside Bath city centre, we install boilers in Larkhall, Widcombe, Combe Down, Oldfield Park, Lansdown, Bathwick and Twerton, as well as Keynsham and Saltford. If you are just outside the BA postcodes, we also cover nearby Bristol, Wells and Salisbury. We regularly work across Somerset.
