Reliable Boiler Installation & Replacement in Ely

Ely’s cathedral city centre, Victorian terraces off Station Road and Prickwillow Road and newer estates around Cherry Hill shape the boiler installations we carry out across CB6 and CB7. Many older homes have boilers in compact kitchens with awkward flue routes, so we survey clearances first and avoid costly relocations.

Ely sits on the edge of the Fens, and Anglian Water supplies very hard water, so limescale builds up quickly inside heat exchangers and pipework. Cold winds across the flat landscape also test exposed condensate pipes, so on every installation in Ely, Littleport and Soham we flush the system, fit a magnetic filter and route condensate carefully.

Whether you’re replacing an old back boiler in Littleport, upgrading to a combi in Soham or fitting a system boiler in a large Prickwillow Road house, our Gas Safe engineers commission every installation and register the warranty, so your Ely boiler runs efficiently from day one.

Why Replace Your Old Boiler in Ely

Many of the boilers we replace in Ely are 12 to 15 years old or more, fitted when older homes were modernised and rarely upgraded since.

Solid-wall brick terraces and older village cottages lose heat quickly, so an inefficient boiler burns far more gas to keep rooms warm through cold, windy Fenland winters.

Very hard water is one of the most common reasons older boilers fail across CB6 and CB7, and scale-related breakdown call-outs rise sharply each winter.

Ely’s historic centre, including the cathedral and waterside area, is a conservation area with many listed buildings, so we plan flue terminals carefully and advise where the council must approve external changes.

Many older Ely terraces and cottages still use regular boilers with loft tanks that can freeze or leak in cold snaps. Switching to a combi removes those tanks, frees up loft and cupboard space and gives instant hot water whenever you turn on the tap.

Choosing a new A-rated boiler trims running costs, unlocks smart heating controls and includes a manufacturer warranty of up to 12 years, meaning fewer breakdowns for Ely homes.

How Much Does a New Boiler Cost in Ely?

In Ely, a like-for-like combi replacement usually costs between £1,800 and £3,500 fully installed, depending on the brand and output. This covers most terraces and cottages in Ely city centre, Station Road and Littleport, where the new boiler stays in the same position.

For a system or regular boiler, found in larger homes in Cherry Hill, Soham and Haddenham, expect around £2,200 to £4,000, particularly if the cylinder or loft tank also needs replacing.

Converting from a tank-fed system to a combi, removing a back boiler or working in a listed cottage or period property with restricted access typically costs £3,000 to £5,000. EazyHeat provides a fixed, itemised quote before any work begins.

Your Ely quote shows every cost clearly, from the boiler and flue to controls, labour and commissioning, and because the price is fixed before work starts, there are no surprises when the installation is finished.

Choosing the Right Boiler When Replacing Your Old Gas Boiler in Ely

When it comes to replacing an existing gas boiler, you have several options depending on your home, lifestyle, and budget in Ely.

Combination Boilers (Combi) Ely

  • Heat your central heating and hot water directly from one compact unit.
  • No separate hot water cylinder needed.
  • Best suited to Station Road or Littleport terraces and households with one bathroom.
  • Highly energy-efficient, with minimal heat loss.

Ideal for: compact terraces, cottages and small to medium homes in areas like Prickwillow Road and Littleport.

System Boilers Ely

  • Take water directly from the mains and store it in a hot water cylinder.
  • Provide a constant supply of hot water to multiple taps at once.
  • More suited to larger Cherry Hill or Soham homes with higher hot water demand.

Ideal for: Families with multiple bathrooms in larger CB6 and CB7 homes and households with heavy daily hot water use.

Regular Boilers (Conventional) Ely

  • Also known as traditional or heat-only boilers, still common in older Ely terraces and cottages.
  • Use a separate hot water cylinder and cold water storage tanks, typically in the loft space.
  • Best for homes with an existing tank-fed setup in Haddenham or Stretham.

Ideal for: Larger detached homes in CB6 or CB7 already configured for a regular boiler, or with high hot water needs.

Boiler Installation FAQs

Often yes. Listed and period homes need extra care with wall fixings and external flue positions. We survey the building, suggest discreet rear or roof terminals and help you contact East Cambridgeshire District Council if consent is needed, keeping the installation compliant.

Yes, over time. Very hard water leaves limescale on heat exchangers and pipework, which reduces efficiency and shortens boiler life. We flush the system, fit a magnetic filter and can add scale protection. Annual servicing keeps your Ely boiler running well and protects your manufacturer warranty.

Cold, open Fenland winds can chill exposed condensate pipes and flue terminals. We route condensate internally wherever possible, use larger insulated pipework where an external run is unavoidable and position terminals sensibly, reducing the risk of lockouts on frosty mornings. Many modern boilers also include frost protection.

A like-for-like combi swap in a typical Ely terrace or cottage takes 4 to 6 hours. Removing a back boiler or converting a larger period home from a regular system usually takes a full day, occasionally running into the next morning for commissioning. We tidy up fully and explain your new controls before we leave.

Alongside Ely city centre, we install boilers in Ely city centre, Station Road, Cherry Hill, Littleport, Soham, Haddenham and Stretham, as well as Newmarket and Waterbeach. If you are just outside the CB postcodes, we also cover nearby Cambridge, Peterborough and Norwich. We regularly work across Cambridgeshire.
