Reliable Boiler Installation & Replacement in Leeds

Leeds is famous for its back-to-back terraces, and they shape many of the boiler installations we carry out across LS6, LS11 and LS12. In Hyde Park, Beeston and Armley the boiler is often in a small rear kitchen or cellar, so we survey flue routes and pipe runs first and choose compact combi models to avoid costly relocations.

Leeds sits on the edge of the Pennines, and Yorkshire Water supplies soft to moderately soft water, so cold winters and damp matter more than limescale. Exposed rear walls in Headingley and Roundhay can freeze condensate pipes, so we route them internally where possible or fit a larger, lagged external pipe and size the boiler carefully.

Whether you’re replacing an old boiler in a Headingley student let, a Roundhay semi or a Beeston back-to-back, our Gas Safe engineers flush the system, fit a magnetic filter and register the warranty, so your new Leeds boiler runs efficiently from day one.

Why Replace Your Old Boiler in Leeds

Many of the boilers we replace in Leeds are 12 to 15 years old or more, fitted when terraces were modernised and rarely upgraded since.

Millstone grit and brick back-to-backs with solid walls lose heat quickly, so an inefficient boiler burns far more gas to keep rooms warm through long, wet Pennine winters.

Student houses in Headingley and Hyde Park run their heating hard from October, and worn-out boilers there are among the most common winter breakdown call-outs we attend across LS6.

Many Leeds landlords need annual gas safety certificates, so we fit reliable boilers with clear commissioning records and register every warranty to keep rental properties compliant.

Many older Leeds terraces still use regular boilers with loft tanks or cellar cylinders that can freeze or leak during cold snaps. Switching to a combi frees up cupboard and loft space and gives instant hot water whenever you turn on the tap.

A new A-rated boiler cuts running costs, adds smart heating controls and comes with a manufacturer warranty of up to 12 years, giving Leeds households fewer breakdowns.

How Much Does a New Boiler Cost in Leeds?

In Leeds, a like-for-like combi replacement usually costs between £1,800 and £3,500 fully installed, depending on the brand and output. This covers most back-to-backs and terraces in Headingley, Beeston and Armley, where the new boiler stays in the same position.

For a system or regular boiler, found in larger semis in Roundhay, Moortown and Horsforth, expect around £2,200 to £4,000, particularly if the cylinder or loft tank also needs replacing.

Converting from a tank-fed system to a combi, removing a back boiler or working on a cellar or city-centre flat with restricted access typically costs £3,000 to £5,000. EazyHeat provides a fixed, itemised quote before any work begins.

Your Leeds quote is itemised so you can see where every pound goes, from the boiler and flue to controls, labour and commissioning, and the figure we agree before work starts is the figure you pay once the job is done.

Choosing the Right Boiler When Replacing Your Old Gas Boiler in Leeds

When it comes to replacing an existing gas boiler, you have several options depending on your home, lifestyle, and budget in Leeds.

Combination Boilers (Combi) Leeds

  • Heat your central heating and hot water directly from one compact unit.
  • No separate hot water cylinder needed.
  • Best suited to Headingley or Armley terraces and households with one bathroom.
  • Highly energy-efficient, with minimal heat loss.

Ideal for: compact back-to-backs, flats and small to medium homes in areas like Hyde Park and Beeston.

System Boilers Leeds

  • Take water directly from the mains and store it in a hot water cylinder.
  • Provide a constant supply of hot water to multiple taps at once.
  • More suited to larger Roundhay or Moortown homes with higher hot water demand.

Ideal for: Families with multiple bathrooms in newer LS8 and LS17 homes and households with heavy daily hot water use.

Regular Boilers (Conventional) Leeds

  • Also known as traditional or heat-only boilers, still common in older Leeds terraces and villas.
  • Use a separate hot water cylinder and cold water storage tanks, typically in the loft space.
  • Best for homes with an existing tank-fed setup in Roundhay or Chapel Allerton.

Ideal for: Larger detached homes in LS8 or LS16 already configured for a regular boiler, or with high hot water needs.

Boiler Installation FAQs

Yes. Back-to-backs are a Leeds speciality for us. We check where the flue can exit, often through the front wall or roof, choose a compact combi to suit a small kitchen or cellar and protect your home throughout, so the installation meets Part J clearance rules.

Landlords must arrange a gas safety check every 12 months, and a new installation is commissioned and registered by a Gas Safe engineer. We provide the paperwork for your letting agent and explain the controls to tenants, keeping your Headingley property compliant and warm.

We route condensate pipes internally wherever possible. Where an external run is unavoidable, we use larger-diameter insulated pipework in line with current guidance, reducing the risk of your boiler locking out on frosty mornings. Many modern boilers also include built-in frost protection.

A straightforward combi swap in a typical Leeds terrace takes 4 to 6 hours. Removing a back boiler or converting from a regular system usually takes a full day, occasionally running into the next morning for commissioning. We tidy up fully and explain your new controls before we leave.

Alongside Leeds city centre, we install boilers in Headingley, Roundhay, Beeston, Armley, Chapel Allerton, Moortown and Horsforth, plus Wakefield and Bradford. If you are just outside the LS postcodes, we also cover nearby Bradford, Wakefield and York. We regularly work across West Yorkshire.
